Prior to listing your home for sale, it is an excellent idea to spruce up your property. Even little improvements can realize big returns.



Buyers often look for reasons not to buy a house and sometimes minor problems can be perceived as serious issues.  For example, missing shingles may be mistaken for problems with the roof and cracks in concrete may suggest foundation issues where none exist.  And while many repairs can be completed easily and inexpensively, buyers often believe the costs and the inconvenience is too high.


Preparing Your Home For Listing:

  • Ensure that house is clean and free of clutter

  • Repair cracked plaster and touch up any chipped paint

  • Clear kitchen counters and stovetop

  • Clean out fridge, oven, and dishwasher

  • Clear closets, storage areas, and garage of excess items

  • Create space by packing away excess personal items and furniture

  • Clean and repair windows and screens

  • Repair squeaking floor boards, leaking taps and toilets

  • Power wash home exterior and driveway

  • Ensure lawn is cut and weeded and hedges are trimmed



Preparing Your Home For Showings and Open Houses:

  • Turn on the lights

  • Turn on air conditioner/heater    

  • Open drapes and open shutters

  • Make sure the rooms are neat and tidy

  • Ensure home smells fresh and clean - try baking cookies or boiling cinnamon sticks
